Currently, vacant apartments are extremely scarce, and available housing comes with steep price tags. The average monthly rent for highly sought-after 1-bedroom apartments in Almaty has approached 300,000 tenge. For instance, standard 55-square-meter apartments previously listed at 180,000 tenge have now jumped to as high as 320,000 tenge. This nearly twofold price increase is evident even within the non-elite residential segment.

According to analysts, rental housing in Almaty has risen by 15% over the past year. Pricing is directly tied to the property's location:

  • Prime Locations: The highest housing costs are recorded in the Medeu and Bostandyk districts, followed by the Auezov and Almaly districts.

  • University Proximity: Apartments near major higher education institutions like KIMEP, KBTU, and Satpayev Street command up to 8,000 tenge per square meter, compared to the nationwide average of 6,000 tenge per square meter.

Real estate experts forecast that rental prices will not decline anytime soon, driven primarily by high inflation and relentless student demand.
