In Kazakhstan, a small group of individuals holds ownership of dozens, and in some cases hundreds, of residential properties. According to data provided by the "Government for Citizens" State Corporation to TengriHOME, 1,267 people in the country own more than 10 apartments each.

The Numbers Behind Property Ownership

As of February 27, 2026, the official statistics on multi-property ownership are as follows:

• 172,236 citizens own more than two apartments.

• 11,072 citizens own more than five properties.

• 281 individuals own more than 20 apartments.

• 74 individuals own more than 50 apartments. 

The highest number of apartments registered to a single individual in Kazakhstan has reached 1,015 units.

Currently, there are a total of 3,470,289 registered apartments across the country.

These figures have come to light following expert discussions regarding the influence of major investors on the housing market. Analysts point out that a significant portion of real estate transactions are conducted not by average homebuyers, but by large-scale investors who often purchase entire sections or entrances of residential complexes.

According to the Bureau of National Statistics, the total area of Kazakhstan's housing stock reached 447.3 million square meters in 2025.

• National Average: 25.1 square meters of housing per person.

• Urban Areas: 27.4 square meters per person.

• Rural Areas: 21.3 square meters per person.
